McShane Development LLC | Director of Development | 2016 – 2019
Barse was instrumental in securing and executing all developments for McShane Development during his employment. Due to his keen eye for “money sites”, he took an empty backlog and immediately brought two sites to the table that resulted in a build-to-suit project for Aspen Dental as well as the acquisition and simultaneous sale of a former Payless ShoeSource that redeveloped into a free-standing Orange Theory Fitness. The sale of the Aspen Dental resulted in one of the most profitable developments in company history.
Prior to Barse’s employment, McShane Development had identified Thrifty White as a key prospect but had been unable to establish a relationship. Rob was able to identify an inflection point with Thrifty White’s preferred developer and brought forward an off-market site opportunity. The proposed site met significant opposition at public hearings as it included acquiring a portion of public park land and public parking area. Unfortunately, the site did not advance, however, Thrifty White was so impressed with the site selection process that they engaged McShane Development to identify and bring forward a site in a different market which resulted in a build-to-suit development. Additionally, due to his project management track record, Rob was able to offer a new service offering in the marketplace that the company had not previously provided. As a result, Barse secured an owner’s rep position with Patterson Companies for a 60,000 square foot fulfillment center expansion in Hereford, Texas.
